Residential Qualification Criteria
Valid photo I.D. will be required of all applicants
Final recommendation will be dependent on the combined criteria of rental, credit, employment, income and
Rental History :
6 months valid, verifiable rental history.
Valid rental history is a written lease or month-to-month agreement.
Credit History :
No established credit history required for residency.If derogatory credit history (excluding medical & student loan debt) is in excess of $500
but less than $5,000. A discharged bankruptcy that is older than 24 months may qualify
for an approval as long as there is no derogatory credit after the discharge date.
3 months with current employer or previous employment in same field of work.
Monthly income must be equal to at least 2½ times the rental amount.
Criminal History :
A criminal records search will be performed for felony and misdemeanor offenses on all
applicants. All felony and misdemeanor offenses must be disclosed on the rental
GROUNDS FOR DENIAL WILL RESULT FROM THE FOLLOWING AND NOT LIMITED TOO ON ALL APPLICANTS:
> Derogatory credit in excess of $5,000
> Past due or foreclosed mortgage
> Verified eviction showing on credit or w/ landlord
> Confirmed balance owing to landlord
> Falsification of rental application
> Open (non discharged) bankruptcy
> Monthly income that is less than 2½ times the rental amount
> Rental collection and/or judgment verified on credit report
> Unverifiable social security number / state driver’s license or ID card
> Breaking lease agreement that will result in collection filing
2 or more late payments and/or NSF checks and/or noise complaints within a 6 month rental agreement
